The Maine Homestead Exemption

The Homestead Exemption reduces the assessed value of your primary residence by up to $25,000, lowering your property tax bill (36 M.R.S. § 683).

What you'll actually receive. The $25,000 is adjusted by your town's certified assessment ratio, the percentage of market value the town assesses at. If your town assesses at 100%, the reduction is the full $25,000; at 80%, it's $20,000. Your assessor calculates this.

Who qualifies. Any Maine resident who has owned a homestead in Maine as their permanent residence for at least the 12 months ending April 1.

Renewal. Once approved, the exemption carries forward automatically each year. You only need to refile if you move to a new homestead.

Deadline. April 1.
